Niagara Falls granted zoning changes to ensure protection of floodplains, 2 buildings to go up
Construction of two new apartment buildings will proceed in Niagara Falls at the corner of Kalar and McLeod Roads.
City council approved this recently, which includes protecting Warren Creek and its floodplain.
Architect Peter Lesdow added the site isn't far from nearby amenities. "Banks, restaurants, community centres, elementary and high schools, and public parks. Further, Kalar Road currently has 2 bus routes in front of the development, and a further route at McLeod Road."
He adds there will be 412 units between a 13-storey and 15-storey building.
Councillors asked him about ensuring some affordable units, which he said they can, while rent is expected around $2,000 a month.
He explained the current cost. "It's an expensive building to build, because of the underground parking, it is a high rise type of building, so the reinforced concrete frame. It's not like a simple wood frame building that you build 2-storeys with on site parking, which reduces the cost. It has the elevators, it has a lot more to it."
City staff say ensuring affordable units has to do with development charge exemptions.
